GENERAL TERMS AND CONDITIONS OF USE
  1. General
    • Thank you for visiting www.inlis.gov.sg (this "Site"). This Site is the official website of the Singapore Land Authority ("SLA") . It is owned and operated by SLA. By accessing and using any part of this Site, you unconditionally accept to be bound by the General Terms and Conditions of Use ( “these Terms and Conditions”). If you do not accept, or do not agree to be bound by, these Terms and Conditions, please exit immediately. Continue only if you accept these Terms and Conditions.
       
    • SLA may, at its absolute discretion, amend these Terms and Conditions from time to time without prior notice. All amendments to these Terms and Conditions will be posted on this Site, and your subsequent access or use of this Site will constitute your unconditional acceptance of these amended Terms and Conditions. You should therefore read these Terms and Conditions carefully each time you visit this Site. All references in this Site to these Terms and Conditions shall mean these Terms and Conditions as amended from time to time and posted on this Site.
       
    • If any provision of these Terms and Conditions or any part thereof is rendered void, illegal or unenforceable by any legislation to which it is subject, it shall be rendered void, illegal or unenforceable only to that extent and no further.
       
    • These Terms and Conditions are of general application. The specific product or service requested by you may be subject to specific terms and conditions of use.
       
  2. Property Rights
    • The materials located on this Site (collectively known as the "Contents"), including but not limited to information, maps, text, graphics, images, music, sound recordings, scripts, software programs, technology, designs, data compilations and other works, are protected by copyright, trademark and other forms of intellectual property rights. All title to and rights and interest in the Contents are owned by or licensed to or controlled by SLA.
       
  3. Restrictions on Use
    • You may access and use this Site and the Contents in the manner permitted in these Terms and Conditions only.
       
    • You may view, download and print the Contents for your personal use, provided that you keep intact all accompanying copyright and other proprietary notices. You shall not lend, license, sell, resell, or disseminate, with or without charge, any of the Contents, or otherwise commercially exploit any of the Contents in any manner whatsoever, whether in Singapore or elsewhere.
       
    • You shall not make or attempt to make any deletions, additions, adjustments, alterations, adaptations or modifications to this Site or any of the Contents.
       
    • You shall not reproduce, publish, upload, post, display, transmit or otherwise distribute this Site or any of the Contents in any manner or in any form, without the prior written permission of SLA and (where relevant) SLA's third party suppliers.
       
    • You hereby agree and acknowledge that any use of the Contents otherwise than in accordance with these Terms and Conditions is a violation of the intellectual property rights subsisting in the Contents and owned by SLA or (where relevant) SLA's third party suppliers.
       
  4. Disclaimer of Warranties and Liability
    • The Contents of this Site are provided on an "as is" basis. SLA does not make any representations or warranties whatsoever and hereby disclaims all express, implied and statutory warranties of any kind to you or any third party, whether arising from usage or custom or trade or by operation of law or otherwise, including but not limited to the following :
      1. any representations or warranties as to the accuracy, completeness, reliability, timeliness, currency, quality or fitness for any particular purpose of the Contents of this Site; and 
      2. any representations or warranties that the Contents available and functions on this Site shall be error-free or shall be available without interruption or delay, or that any defects on this Site shall be rectified or corrected, or that this Site, the Contents and the hosting servers are and will be free of all viruses and other harmful elements. 
         
    • SLA shall not be liable to you or any third party for any damage or loss whatsoever, including but not limited to direct, indirect, punitive, special or consequential damages, loss of income, revenue or profits, lost or damaged data, or damage to your computer, software, modem, telephone or other property, arising directly or indirectly from:
      1. your access to or use of this Site;
      2. any loss of access to or use of this Site, howsoever caused;
      3. any inaccuracy or incompleteness in, or errors or omissions in the transmission or supply of any Contents;
      4. any delay or interruption in the transmission of the Contents on this Site, the provision of services on this Site, the execution of any requires or delivery of any Contents whether caused by delay or interruption in transmission over the internet or otherwise; or
      5. any damage to your computer, software, modem, telephone or other property resulting from your use of the services on this Site or Contents.
      6. any decision made or action taken by you or any third party in reliance upon the Contents,
         
      regardless of whether SLA has been advised of the possibility of such damage or loss.
       
  5. Indemnity
    • You hereby agree to indemnify SLA and hold SLA harmless from and against any and all claims, losses, liabilities, costs and expenses (including but not limited to legal costs and expenses on a full indemnity basis) made against or suffered or incurred by SLA arising directly or indirectly out of:
      1. your access to or use of this Site; or
      2. your breach of any of these Terms and Conditions.
         
  6. Availability and Right of Access
    • SLA reserves the rights:
      1. to suspend the operation of this Site and all or any of the Contents for any period of time without prior notice, whether for the purposes of website updating and upgrading or system maintenance or otherwise;
      2. to deny or restrict access to this Site by any person, or to block access from a particular internet address to this Site, at any time without prior notice and without ascribing any reasons whatsoever.
         
    • SLA further reserves the right to update, modify, delete, edit or withdraw this Site and the Contents at any time without prior notice.
       
  7. Hyperlinks from this Site to other websites
    • This Site contains hyperlinks to websites which are not maintained or controlled by SLA. SLA shall not be responsible for the contents or reliability of any hyperlinked website. The inclusion of any hyperlink does not imply endorsement by SLA of such websites or the views expressed in them. SLA has no control over and cannot guarantee the accessibility or proper functioning of any hyperlinked website. Further, SLA shall not be liable to you or any third party for any damage or loss whatsoever arising from your access to any hyperlinked website. Use of the hyperlinks and access to hyperlinked websites is entirely at your own risk.
       
    • Hyperlinks to other websites are provided for your convenience and may be removed or replaced by SLA at its absolute discretion. Under no circumstances shall SLA be considered to be associated or affiliated in any manner whatsoever with any trade or service marks, logos, insignia or other devices used or appearing on websites to which this Site is hyperlinked.
       
  8. Hyperlinks to this Site from other websites
    • You shall not cache or frame this Site or any part thereof or any of the Contents, nor create hyperlinks to any page of this Site or any of the Contents, without the prior written permission of SLA and (where relevant) SLA's third party suppliers.
       
    • By framing or creating hyperlinks to this Site or any of the Contents, you are deemed to have accepted, and to have agreed to be bound by, these Terms and Conditions. If you do not accept, or do not agree to be bound by, these Terms and Conditions, you should immediately remove all frames of, and hyperlinks to, this Site and the Contents.
       
    • Under no circumstances shall SLA be considered to be associated or affiliated in any manner whatsoever with any trade or service marks, logos, insignia or other devices used or appearing on websites that hyperlink to this Site or any of the Contents.
       
    • SLA reserves all rights to remove or disable any hyperlinks to or any frames of this Site or the Contents, if those hyperlinks or frames are unauthorised, or on websites containing material or information which, in the opinion of SLA, is profane, defamatory, obscene, indecent or otherwise objectionable, or violates any written law or is otherwise unlawful, or is an infringement of SLA's intellectual property or other proprietary rights.
       
  9. Permission for use of Site or Contents
    • Where permission is required by these Terms and Conditions for use of this Site or the Contents, you may apply for permission by writing to SLA at 55 Newton Road, #12-01 Revenue House, Singapore 307987, and including the following information in your correspondence:
      1. the reason(s) why you require the use of this Site or the Contents;
      2. the intended manner of use of this Site or the Contents;
      3. whether it is the whole or part only of this Site or the Contents which you intend to use, and if part only, which part(s);
      4. where the intended use involves creating hyperlinks or frames of this Site or the Contents on other websites, the website addresses of all such other websites; and
      5. the duration of the intended use of this Site or the Contents.
         
    • SLA may, at its absolute discretion, grant or refuse permission to use this Site or the Contents, and (if permission is granted) impose such conditions for the use of this Site or Contents as it deems fit. SLA shall not be obliged to provide any reasons for its decision.
       
  10. Fees and Charges
    • Currently, no charge is imposed for accessing or using any part of this Site. SLA reserves the right to introduce, from time to time, a charge for accessing or using the Site. SLA is not responsible for any fees charged by any other website not operated by SLA.
       
    • The fees and charges for any product or service shall be that published on this Site. SLA may at any time vary all or any of the fees and charges. The fees and charges are inclusive of GST at the prevailing rate in force.
       
  11. Terms of Payment
    • Payment can be via GIRO, credit card, debit card or any other form which SLA may prescribe from time to time. The manner and time of payment will be expressly provided for each particular product or service. In default, payment shall be via GIRO, credit card or debit card.
      1. Payment by GIRO
        1. You are required to apply to SLA for any arrangement of payment via GIRO.
        2. SLA may at its sole discretion reject any such application for payment via GIRO. If approved SLA will then issue you with a user id which you may use to login as a GIRO Subscriber (your “Account”). You are responsible in all respects for ensuring the proper use of your Account and for maintaining confidentiality.
        3. Where payment is via GIRO, SLA shall be entitled to debit directly on a daily basis without any notice, the fees, charges and other monies due to SLA from the approved GIRO account.
        4. Either SLA or you may terminate the Account at any time upon giving to the other not less than one month's prior notice in writing. SLA reserves the right to suspend or terminate any Account with immediate effect if you are found to be in breach of any of these Terms and Conditions.

      2. Payment by Credit Card or Debit Card
        Payments may be made by
        1. VISA credit cards
        2. MasterCard credit cards
        3. MasterCard debit cards

    • If any payment is unsuccessful or monies due are not received, SLA shall be entitled to charge late payment interest at the prevailing interest rate or such other rate as may be determined by SLA, calculated on a daily basis, on any such amounts that are due and payable.
       
    • You shall be responsible for all transactions effected through this Site regardless of whether such transactions were made with or without your authority.

    • If you notice any error, inaccuracy or discrepancy in the amount(s) debited or charged you shall inform SLA in writing within 3 days of such debit or charge, failing which the amount(s) debited or charged shall be deemed correct, and you shall not be entitled to dispute any such amount(s) so debited or charged.
       
    • SLA will not entertain requests for refund of any fees or charges except in cases of excess payment. SLA will refund such amounts paid in excess but is not obliged to pay interest or compensation in respect thereof.
       
  12. Use of online payment services
    • SLA uses third party services ("Third Party Services") to secure and protect your credit card information and assist your payment of any relevant fees and charges. Consequently, SLA makes no warranty whatsoever that the Third Party Services will be error free, perform in an uninterrupted manner, meets conditions of merchantability, or is fit for particular purposes. Any losses incurred or sustained by you in connection with or arising out of the use of such services shall be borne exclusively by you, and in no event shall any such losses in whole or in part be borne by SLA.
       
    • The Third Party Services are provided for your convenience and you agree that you will not use such services in an unlawful or fraudulent manner. In particular, you will not make any payment through such services using a credit card or payment instrument other than your own or without the prior consent of the lawful holder thereof. You agree to indemnify and hold harmless SLA against all loss, damage, claims and actions arising out of or in connection with your use of such services in the manner described in this clause.
       
    • SLA is also not responsible:
      1. for any malfunction in your computer system, software or Internet access service provider that may affect the accuracy or timeliness of the transmission of your payment instructions;
      2. should you provide incorrect credit card information, or if your payment instructions are not given sufficiently in advance to the Third Party Services, or if your payment instructions cannot be carried out for any reason beyond our control, so as to allow for timely payment of relevant fees and charges.

    • Encroachment Boundary Plan
      1. The encroachment information provided is only indicative of existing records of encroachment maintained by Building Management Department, Singapore Land Authority. It should not be used as evidence that there is no encroachment on State Land.
      2. Minor encroachments on State Land may not be in our database.
      3. Any encroachment on State Land can only be confirmed by a proper survey conducted by a registered surveyor. Property owner will have to engage a surveyor if he / she wants to confirm that his /her property does not encroach onto adjoining State Land.
      4. If the search or survey shows that there is encroachment on State Land, the owner is to immediately contact the Building Management Department, Singapore Land Authority at 55 Newton Road, #12-01 Revenue House, Singapore 307987, to regularise the encroachment.
         
    • Property Title Information, Property Ownership Information, Property Title Information - Estate and Land Description, Property Title Information - Encumbrances Information, Property Title Information with Cadastral Map, Historical Information, Caveat Index Information, Land Information - Lot Particulars and Land Information - Lot History
      1. Information on documents filed will be shown on the day of filing or by 9 am the next working day.
      2. You can make a search by property address. Please verify that the property address is correctly correlated to the lot. This data may be incomplete or inconclusive.
      3. These maps are not authoritative on international boundaries.
         
    • Historical Information and Caveat Index Information
      A fee is payable regardless of whether the search yields a record.
       
    • Road Line Plan and Railway Protection Plan
      1. The Road line Plan and Railway Protection Plan make use of data and information which belongs to the Land Transport Authority (“LTA”) as well as Contents which are licensed by us to LTA and as such are protected by copyright and other intellectual property laws.
      2. The information is provided "as is" and "as available" and is to be used only as a reference. Whilst every effort is made to ensure that the information is correct, LTA does not warrant their accuracy, adequacy or completeness and expressly disclaims liability for any errors or omissions in the information.
      3. The Road Line Plan and Railway Protection Plan may be modified, deleted or replaced from time to time at the absolute discretion of LTA.
      4. LTA shall not be held responsible or made liable for any delay, loss, damage or expense of any kind, including without limitation, direct, indirect, special or consequential damage or economic loss, as a result of any inaccuracies or omissions arising from the loss or corruption of data during transmission, or in connection with any services, products, information or other material obtained from this Site or from other any other website linked to this Site.

  14. Governing Law
    These Terms and Conditions shall be governed by and construed in accordance with the laws of the Republic of Singapore, and you hereby agree to submit to the non-exclusive jurisdiction of the Singapore courts.
